Long Time No See….. But I’m Still Kickin’!
Hey there you! I know, I know, it’s been a while. Did you think I forgot about you? Well I didn’t. It’s not you, it’s me….
Lots and lots of good things going on here in Danville as of late! With the summer comes lots of excitement and real estate activity! But today I want to do a little bit of bragging on some of the great happenings about town, so here we go!
V – The Market is up and running! Danville’s first and only boutique shop offering craft beers, gourmet cheeses and chocolates, cards from Chatterbox – Chit Chat on Paper, and various other wonderful things. Click Here to visit them on facebook for some more info and pics!- The Great American Brass Band Festival was yet again a great success! Nearly 30,000 were in attendance throughout the various events. Bourbon & Brass kicked things off nicely with some of Kentucky’s finest distilled spirits, and Friday brought The Gallery Hop downtown where local artists showcased their works. Saturday morning the parade was wonderful, and the picnic that night was fantastic! Kudos to those that work so hard putting this festival on and also to all of the citizens of Danville who make our guests feel so welcome!
- Since the The Great American Brass Band Festival is always my birthday weekend, I have since dubbed it the Great American Ben Guerrant Festival, but all in fun. We had a breakfast brunch here at my office for the parade Saturday morning, and special thanks go to my beautiful wife for getting all our friends and family to celebrate little ol’ me. Oh, and giving them free food and drinks helps! Stop by next year for a Bloody Mary!
- Hey, what goes great with all that beer you can now buy in Danville? Pizza of course! In addition to V – The Market, downtown has also added Bluegrass Pizza and Pub! Everything is made from scratch from start to finish, and they have been quite the destination as of late downtown. In fact, I’m heading there for lunch today!
- The City Hall renovation is coming to a close. I am most excited for our Police Department, as they have been upgraded from (literally) the basement to the Taj Mahal. Glad to see the Boys in Blue who do a great job helping our community getting the facilities they not only need, but deserve!
- To round things out, The Heart of Danville is offering Lawn Chair Theatre this summer. Free movies will be shown every Friday night in Constitution Square! All you have to do is show up with a blanket, chair, and a sunny disposition! This week is Monsters vs Aliens and I’ll give you a hint about next week…. it’s inconceivable!
Well, as you can see, things are moving right along in our corner of the world. We have lots to be proud of here in Danville! Won’t you com join us for a while???
A Day in the 90′s…. And I Don’t Mean the Temperature!
Yesterday was an interesting day for Real Estate here in Danville, KY! We had a couple very unique experiences with long-term residents of our fair city, and I had to share them with you!
Early yesterday the phone rang here at the office. The 92-year-old gentleman on the other end of the line asks to speak to “the woman who married in to the Guerrant Family.” We explained to him that she was out of the office on an appointment at the moment, and offered him her voicemail. He declined, though he did leave his name and number, politely insisting that it must be “the woman who married in to the Guerrant Family” that return his call.
Naturally, when Mom got back to the office, she was given the message and went straight to her desk to pick up the phone. Thankful for the courtesy of the returned call, the gentleman explained that he was ready to sell his house, and wanted to work with her directly. He went on to say that he bought that house 50 years ago from R.P. Guerrant, my great-grandfather! How about that for some long term loyalty!
There are a couple remarkable things about this. First of all, he bought that house in 1960. What were you doing then? That was 19 years before I was even born! My parents were 12 & 13 years old. Second, 50 years is a long time. If he had just one cup of coffee every morning, that means he drank 18,250 cups in that kitchen. That’s a lot of coffee. Lastly, Mom met him at his home where he had just finished using his cell phone. Think he used that to call my great-grandfather?
To top the day off, we met with another lady yesterday afternoon who moved to Danville in 1985 at age 65 after retiring from her career in Lexington. Being the math wizard that I am, I figured she had to be around 90. She is moving to the wonderful McDowell Place assisted living facility here in Danville. She was such a lovely and intelligent woman, and we enjoyed getting to know her.
Now what are the odds that in one day we would get to meet two people in their 90′s, both of whom had it more together than me on most days? What interesting people they both were as well. I always love a good visit with a senior member of the community. They are always so full of wisdom and have seen so much! If I make it to 90, if I’m in half the shape of these two folks it will be a miracle!

Beautiful Elmwood Inn in Historic Perryville, KY
Ever wanted to own a piece of history? You will find no better opportunity than here in Boyle County with Elmwood Inn, nestled alongside the Chaplin River in beautiful Perryville, KY! Built in 1842, this home has certainly endured the test of time. After surviving the Civil War while serving as a hospital during the Battle of Perryville, the home returned to a private residence, became a private boarding school, restaurant, and later a tea room. It most recently has been home to Elmwood Inn Fine teas. Click Here to read a little more about it’s storied past.
Perhaps most intriguing, though, is the opportunity it can afford its new owner. It’s current zoning would permit a variety of uses that would continue Elmwood Inn’s history of being an important part of the historic Perryville community. Just think of the possibilities….
How about an art gallery showcasing the talent of local and regional artists? A Bed & Breakfast operator would be hard-pressed to find a more suitable or beautiful location. Fine dining would have no better setting than the elegance of the Inn. The large lawn overlooking the scenic garden and Chaplin River would make a lovely setting for private parties or weddings held on the front porch beneath the noble columns.
Long story short, Elmwood Inn offers an endless array of exciting possibilities! You sure won’t find a more beautiful home in a better place than Elmwood Inn in historic Perryville, KY!

How to Add Curb Appeal for the Average Joe Homeowner
I can’t tell you the number of times I have been working with a Real Estate Buyer, particularly one moving to Danville, KY from elsewhere, that has pulled up to a house with me and said, “Don’t like it. Let’s move on to the next one.” For a buyer like that, their time is very valuable because they may only be here for a few days, and they want to maximize their opportunity to find the right home for their family. It doesn’t matter that the inside of the home is absolutely ideal for them because they won’t change their mind no matter how much I try to persuade them to just go inside for a quick look.
What they don’t realize is that a few simple tasks to the exterior of the home could make a world of difference. So with that in mind, I thought I would offer some tips to help avoid falling in to that trap when you are ready to put your house on the market. Spring is here and ’tis the season for Real Estate! Happy House Hunting!
